Sayo Designs is a drafting studio, not a licensed architecture or engineering firm. We prepare the drawings: floor plans, elevations, sections, and schedules. We do not pull permits, and we do not provide licensed or stamped drawings. In most jurisdictions a licensed professional must review, seal, and submit a permit set to the building department. If you need someone to obtain a permit for you, that is a licensed professional’s role. We are glad to draft the plans they submit.

What is a permit set?
A permit set is the package of drawings a building department requires to approve your project. It typically includes a site plan, code-compliant floor plans, exterior elevations, sections, a roof plan, schedules, and general notes.
What’s the difference between a permit set and construction documents?
A permit set is drawn to satisfy the building department’s review and approval. Construction documents are the fuller, more detailed set the trades build from. We can prepare either, scoped to what your project needs.
How much does it cost?
Individual drawings such as floor plans and elevations start at $200. Full permit sets are quoted per project, based on the number of sheets, the scope, and your jurisdiction’s requirements.
How fast will I get my first drafts?
We send first drafts within 4 working days. The delivery clock counts our working days and pauses while we wait on your feedback or survey information.
Do you stamp and submit the permit set?
No. We provide the drafting: measured plans, elevations, sections, and schedules, drawn to your code requirements. A licensed design professional (your architect or engineer) reviews, stamps, and submits the set to the authority having jurisdiction (AHJ). We work as their drafting arm, and we support revisions and reviewer comments through approval.
Do you work across the United States?
Yes. We draft for projects across the US and adjust to local code and jurisdiction requirements. Your licensed professional handles the stamp and submission in their state.
Do you handle residential and commercial?
Both, including additions, remodels, change of use, tenant improvements, and new construction.
What file formats do I receive?
